($30 per unit up front + 7 to 10% of Gross Operating Income)

o 24-hour online access

Owners can view financial statements, leases, contracts and more 24/7

Tenants can view lease ledgers, download leases, or submit requests and concerns 24/7

o Collect rents & deposits; pursue late fees

o Manage tenant move-ins and move-outs

o Handle rental licensing o Pay mortgage, taxes, insurance

o Pay utilities and other bills

o Coordinate any city inspections

o Provide monthly or quarterly statements

o Establish laundry systems

o Enforce the lease

o Coordinate maintenance

Handyman - $40 to $50 per hour

Licensed Plumbing - ~$250 for first hour

Turning Units – Paint, etc. (up to $0.70/sf)

Bed bugs – Heat Remediation (up to $1/sf)

Evictions – (On site tenant responsibility discussions are $45 per hour)

Leasing

(75% of first month’s rent; 25% for lease renewals)

o Market, advertise, and show the space to renters

Market on 17 websites & sign on-site

o Conduct background screening and credit check

Costs paid by tenant

o Make recommendations to owner regarding prospective tenant

Owner chooses tenant

Project Management

($40 per hour on-site)

o Flooring

o Windows & Doors

o Painting

o Appliances

o Anything not requiring a Contractor’s License
